Additionally, the Hyatt House is one of the closest hotels to the 888-bed Texas Health Presbyterian Hospital Dallas, one of Dallas’s primary medical campuses and the flagship institution for the Texas Health system. Compared to Marriott (33 select-service hotels; 4,261 keys), Hilton (25 select-service hotels; 3,057 keys), and IHG (15 select-service hotels; 1,611 keys), Hyatt accounts for 6.4% of total select-service hotels and 7.0% of total select-service keys in the area. This dynamic creates a less competitive environment for the Hyatt House compared to other branded products around the Property.

With oversized guestrooms and elevated, residential-quality finishes, the all-suite Hyatt House offers a decided advantage over competing area hotels. The Property has been institutionally maintained; however, a new owner will have the opportunity to execute on targeted PIP renovations to improve ADR and fully capitalize on the potential of the location/surrounding area.
